Case Study: New Sandy Springs Home for Rescue Pup, Doodles

Bonnie and her rescue pup Doodles contacted me for help buying a condo. They were living in a Buckhead condo in a high rise and wanted more easy to access green spaces and faster easier walks for the doggie. After looking at homes in Roswell and Alpharetta, Bonnie decided she wanted to be closer to Atlanta. We found a move-in ready condo in Sandy Springs just off Roswell Road that was ground level and had a shady private patio. The patio has a wooden privacy fence and a gate that opens directly to the condo community lush grounds with grass and trees, pool and tennis courts, and walking trails. It is very dog friendly and peaceful. The home is in the back of the community where living is quiet and serene. There are not stairs or elevators to navigate, everything is ground level with parking right outside the front door. This was a welcome change to them from their high rise parking garage. Now Bonnie can simply open the french doors to the patio for Doodles to get some fresh air, and quickly and easily open the gate to go for a walk. 
 
Doodles: 
 
The Sandy Springs home for sale had been purchased by an investor who “flipped” the property. In the kitchen the investor had added granite countertops, a tile backsplash, new flooring, and stainless steal appliances. Plus he removed an awkward laundry unit and reconfigured under counter space for a front loading washer and dryer. In the bathrooms he removed wallpaper, put in new countertops, new flooring, and new faucets. He also had updated the light fixtures, added recessed lights, and took down dusty fans. 
 
The home had been listed for sale for a month when we found it. Bonnie was able to offer an all-cash purchase needing no financing contingency and no appraisal contingency. We negotiated $5000 below list price, the seller providing a new washer and dryer, and a 5 day due diligence period. Cash purchases are attractive to home sellers because there is no risk that the mortgage loan won’t work out. The number one reason homes go under contract but come back on the market is because the home buyer’s financing fell through. 
 
New Washer and Dryer: 
 
Before due diligence was up at this Sandy Springs home for sale, we came back to ensure the new washer and dryer had been installed as planned. The seller’s handyman had mistakenly not done the job as expected, so we negotiated a longer due diligence period and everything was corrected in a few days. This was a good reminder contracts needs to very precisely and clearly state in writing any agreements between the home buyer and seller. Our contract DID so we were on very solid ground and the new washer and dryer look great!  Our clients said goodbye to their Buckhead house.
 
Now, Doodles has moved in to the Sandy Springs condo and enjoys relaxing on the patio and going for easy walks around the grounds. Bonnie paints abstracts in the sunny space, enjoys coffee, and is getting to know all the friendly neighbors. We are so happy to have found them the right place in North Atlanta and are thankful they trusted us to help them through the process.
